Design intent

Approximate geometry, size, and location ... good for early planning and space studies.

Precise geometry from the scan, fixed to real coordinates. The workhorse for renovation and coordination.

LOD 350

Coordination-ready

Connections and interfaces between systems modeled, so trades can clash-detect and coordinate.

Fabrication

Detail sufficient for fabrication and assembly where your scope calls for it.

Common questions

What's the difference between a point cloud and a BIM model?

The point cloud is the raw scan ... millions of measured points of what's there. The model is the intelligent version ... walls, structure, MEP, and process built as real objects your team can measure, edit, and coordinate against.

Can you model from a point cloud I already have?

Yes. Send us the scan, whatever scanner it came from, and we'll register, QC, and model it to your spec. Or we capture it ourselves so one team owns it field to deliverable.

What LOD do I need?

It depends what the model is for. Renovation and coordination usually land at LOD 300-350; fabrication needs 400. We lock LOD by discipline up front, so you're not paying for detail you won't use.

What software do you deliver in?

Native Autodesk Revit, plus IFC, Navisworks, and CAD (DWG/DXF) or PDF on request ... whatever your downstream team builds in.
